Shared Ownership Mortgages

You may be thinking you are not eligible for a mortgage because you don’t have a big enough deposit or because you don’t have enough income.  If this is the case you may wish to consider a Shared Ownership Mortgage (In Northern Ireland this is normally through Co-Ownership Housing Association) .

Under conventional Shared Ownership schemes, run by Housing Associations, borrowers buy a share of a property, usually worth between 50% and 75% and pay rent on the remaining share, with the right to increase their share in the future.  This is an option more often used by First Time Buyers, who cannot afford a mortgage for the full cost of the property, but can be available to other types of purchasers.  The Housing Association normally benefits from their share of any increases in property values but the reverse could apply if house prices drop.

The overall cost for comparison is 6.95% APR.  The actual rate will depend upon your circumstances.  Ask for a personalised illustration.
